What Are the Minimum Requirements for a Completion Certificate in YEIDA (Yamuna Expressway)?

Minimum Requirements for Sanction and Completion in YEIDA (Yamuna Expressway)

To obtain a Completion or Occupancy Certificate from YEIDA (Yamuna Expressway Industrial Development Authority), a building must meet the following minimum construction and compliance requirements:

  1. Minimum Construction Area:

    • At least 40 sqm or 50% of the maximum permissible ground coverage, whichever is higher.

  2. Basic Facilities:

    • The building must include a functional toilet/bathroom and a kitchen.

  3. Mandatory Provisions:

    • Flooring in constructed areas.

    • Electrical wiring (fittings like lights or fans are optional).

    • Plumbing and sanitary fittings in at least one toilet and the kitchen.

    • Tree plantation as per Table No. 6 or as directed by YEIDA.

    • House number plate.

    • Boundary wall enclosing the plot.

  4. Finishing and Safety:

    • Internal and external finishing (plastering and whitewashing are optional).

    • The house must be lockableall external doors and windows must be installed. If grills are provided on windows, fixing of glass panes is not mandatory.

  5. Regulatory Compliance:

    • The building must not violate any YEIDA Building Regulations, Zonal Plan Regulations, or the Master Plan at the time of applying for the occupancy certificate.

Meeting these minimum requirements ensures eligibility for the Completion or Occupancy Certificate in YEIDA and helps avoid penalties or delays.

Every allottee or lessee in YEIDA (Yamuna Expressway Authority) must obtain a Completion Certificate within five years from allotment or three years from the lease deed date, whichever is later.
